A Few Reminders

Guests:

The Property Management – Dellcor, is to be notified by the condo owner, of the names and relationship of all persons occupying their condo unit and their length of stay when the owner is absent.

Buildings and Grounds:

NO unit owner shall make any alteration or improvement to their unit, the common elements or Association property unless he has first obtained approval in writing from the Board of Directors of the Association.  A ‘Request for Architectural Modification’ form can be found at the ‘FORMS’ tab or obtained from the management company. This includes replacement of windows, doors, screening and porch painting. Sound deadening material must be used on the 2nd floor beneath all flooring, including tile, wood, carpeting and other floor coverings.

Plans will be reviewed by the Architectural Committee and they will make recommendations to the Board of Directors. The Board of Directors shall have the authority to approve or disapprove such requests by unit owners, subject to such terms and conditions as may be imposed by the board. Including but not limited to, the requirement for written assurance from the unit owner that they will thereafter, be responsible for all maintenance, repair and replacement of any portions of the property so altered or improved.

The Landscape Committee and Board of Directors must be notified and approve any alterations or additions to the landscape of common elements.

Parking: - Use Restrictions – Article XII – Section 12.8

Vehicles with advertising and signs belonging to owners, renters and visitors are not allowed to park on the premises overnight.

Vehicles such as trucks, motor homes, campers, recreational vehicles, trailers, work vans, motorcycles and motorbikes are prohibited from parking overnight on the grounds of Valencia III.

Parking is limited to two vehicles per condo.

All unauthorised and unlicensed vehicles will be subject to towing off the property at the owners expense.

Daytime delivery and maintenance vehicles are allowed.

Water Matters:

When leaving your condo for an extended period of time, please ensure that your water supply is turned off.  At the same time, switch off the hot water tank (breaker) in the electric breaker box.

Water supply lines to the toilet tanks, sinks and clothes washer should be replaced with metal shielded hoses if they are old.

Replace your water heater if it is 10 years old or older.

At least monthly, pour a half cup of bleach (Clorox) in the water discharge pipe of your Air Conditioner system.

Toilets – if condo is going to be shut down for an extended period of time, pour one cup of Clorox in bowl and cover with saran wrap.

Wildlife:

The feeding of wildlife – e.g.  Geese and ducks, is prohibited.

Garbage, Yard Waste and Recycle:

Yard waste will be picked up by Truscapes when they mow. The mowing schedule is as follows: Every Tuesday from April 15th – Oct 15th (growing season) and bi-weekly from October 15th – April 15th (dormant season).

All garbage must be securely tied in commercial garbage bags and placed in the outside trash pails on the side of the building. Lids must be securely closed. Pails must be put at curb side by 7.00am on pick up days.

Garbage is picked up twice weekly. Monday AM and Thursday AM by ‘Wastepro Co’. If a problem arises call Manatee Customer Service 792-8811 Ext. 4999.

For recycle pick up use the blue bins provided – one for paper and one for glass, plastic, etc. Pick up is Monday AM.

Use your in-sink disposal for perishable foods and meats etc.

To discourage creatures such as racoons, rats, snakes, cockroaches etc. We suggest that you rise and hose down outside garbage containers and bins on a regular basis.

Pool and Spa Rules:

Please adhere to the rules posted at the pool and spa.

Please note new pool signs. “This is a rinse shower only – soap and shampoos are prohibited”  “NO NUDITY in pool or shower area. Proper attire is required”

Common courtesy dictates that lounge and pools chairs are not to be towelled or reserved for later arrival.

When using suntan lotion, all chairs and loungers must be covered with a towel.

Once the 15 minute timer is turned on for the SPA, let it run out – do not attempt to turn off.

Gates to the pool must be closed and secured at all times.

Men’s and ladies washrooms are located in the building outside the south-end gate.

Permission is need from the Board of Directors for large group parties in and around the pool area.

Sale or Lease of the Condo Unit (Article XIII)

Any person who takes title to a unit (through purchase) shall not be permitted to rent or lease their unit until they have been the owner of record for two consecutive years.

A unit owner shall not lease the unit more than once in any twelve (12) month period.

Sub-leasing units or parts of units is not permitted.

Pets:  (Article XII – 12.7)

Pets are not permitted in rental units.

Condo owners are allowed one (1) pet only.

All pets must be on a leash on the common property of Valencia III

Please bag and properly dispose of pet droppings.
